Florida Real Estate Market - Houses Starting To Sell Again

By Tom Beaty

Is the Florida real estate market doing better than it has been doing? Some say yes the market is getting better while some say that it not getting better yet. But to get the real answer we need to search the facts about Florida real estate. Lets see what the facts really are on this subject.

The Florida Association of Realtors (FAR) recently reported that real estate sales are on the rise in Florida. People in Florida are evidently still purchasing homes. Yes the national real estate on average is in a slump. But the Florida real estate is doing a bit better than it was. What is this reason for Florida going against the national norm on real estate?

The single dwelling house market report from FAR shows the sales are in a upward trend. Over March's sales in 2008 April's sales in 2008 were up by a huge twenty percent. That adds up to almost two thousand houses being sold and with what is going on in the other parts of the country this is a great increase. Bringing numbers into play here in April 2008 11,200 houses were managed to be sold over March's sales that were 9,330.Remember this is while across that nation the sale rate is still not doing well.

Sales being up may be the result of people more willing to do what is needed to sell their homes. Speculation is that the favorable weather conditions in Florida play a part in this too. But with the sales up compared to March of this year they are still not better from what they were last year in the month of April. There is still much more room for increasing in sales to be better.

It is know that some realtor's have started operating in other countries too. This opens the market to even more people that want to live and work in Florida. This is a smart move for these realtor's because their businesses are growing and getting busier. New people moving from other countries have always been a reason for houses selling even when the real estate sales may be slower than they should be.

The area of Fort Myers and Cape Coral is the exception to the rule. This area has increased its sales 41% from last year April 2007 to this year April 2008. That is a huge increase. Why this huge increase in sales? It is reported that the price of homes has dropped 29% in this area. In the rest of the state the prices have only gone down 17%.

How many ways can realtor's draw attention to homes needing to be sold? Especially with all the foreclosures this is an important question. The realtor's in Florida are stealing an idea from the California realtor's and using limousines to chauffer their clients to foreclosure houses. The clients have a chance to tour the houses before enjoying the ride to another one to view. What a fun way to go house hunting

Whether buyer or sellers market houses will continue to be bought and sold. Sometimes they may not sell as fast as the sellers need them to though. This is when the sellers and realtor's need to give a little and negotiate more. In a buyers market the buyers usually will find lower interest rates along with the lower house pricing. The beaches and the ability to play in the sun for so much of the year may be a definite thing that helps Florida real estate sell its wares.
